Taking Delivery

Delivery Preparation
In order to deliver your materials as promised, we need easy access to your job site. Be sure we have the proper address and any directions our drivers will need to find it. Your steel will arrive on a 50-foot flatbed trailer carrying several thousand pounds of material. It needs a roadway that will support that kind of load and provides manuevering room in and out of the site. Check the route beforehand and make sure it is free of obstructions. The decision to travel on unpaved surfaces is left up to the driver. If he feels that the roadway is too muddy, rutted, or otherwise unstable, he may refuse to drive on it, in which case you may have to unload at an alternate location.

Split Deliveries
All your steel framing and roofing materials will arrive in one shipment. You will give the cashier's check for your C.O.D payment to the driver for this load (see Ordering and Payment). If your order includes siding, soffit, or insulation, these materials will arrive separately, perhaps a day or two before or after the steel. Some fasteners may also arrive on their own. When these shipments come, you simply sign for them after you make sure everything is there (inventory against your bill of materials and note any missing or damaged items on the bill of lading before signing it).

Scheduling
We will notify you of the scheduled date for your steel delivery weeks in advance, and we will call to remind you a day or two before. Our steel shipments are normally scheduled for "A.M. delivery" — which means between 8:00 A.M. and noon — but most shipments arrive by 9:00, so you should be ready. Additional items like siding and insulation may be shipped via a parcel service like UPS or an LTL common carrier and could arrive any time of the day. We make every effort to deliver the steel on the scheduled date and time; however, on rare occasions circumstances beyond our control like bad weather or mechanical problems could delay us. In such cases, Kodiak Steel Homes, Inc. is not liable for any expenses caused by a delay.

Unloading
You are responsible for unloading all shipments. Your steel shipment will contain bulky and heavy items, and some could weigh as much as 3000 pounds. You will be given three hours per truck to unload and inventory your materials, and you will need help and equipment to do it. How much manpower and mechanical assistance you need will depend on the size home you have ordered, but we recommend that one person supervise a crew of at least two helpers with a forklift or skytrack with at least 3000 pound capability. If you are planning to start building your home immediately, you can use this same equipment to help with erecting your frames. Any additional shipments of siding or insulation can usually be handled by an average adult with no equipment.

Inventory
You must inventory the materials as you unload them. IT IS EXTREMELY IMPORTANT THAT YOU PERFORM THIS INVENTORY. First of all, it can easily be done in the alotted three hours (per truckload). We know because we have done it ourselves several times. Secondly, it is your best protection against a dispute over missing or damaged items. We will accept no claims for missing or damaged items after the inventory deadline. All your parts will be clearly marked. Use the bill of materials you received with your drawings and check off each piece as you unload it. If you ordered a roof system, open all trim boxes and inspect all panel bundles. Open any other boxes or crates that appear damaged. Note any damaged or missing items on the bill of lading before signing it. We work very hard to get the proper materials to you in good condition, and if we make a mistake we want to correct it quickly, but you have to give us a fair starting point.
